Following the state government’s rise in guideline value in October, the Bangalore Development Authority (BDA) may raise the cost of its housing units. According to BDA officials, a proposal to hike flat pricing by around 10% is scheduled for debate. It will be discussed in the upcoming BDA meeting, which is scheduled for the first or second week of December.

This possible increase comes at a time when over 1700 apartments across ten separate developments remain unsold, providing significant sales issues. Kommaghatta, Kaniminike, Doddabanahalli, Valagerahalli, Nagarabhavi, and Konadasapura are among the BDA developments. The proposed price increase will also apply to the Bangalore Development Authority’s ambitious villa project, the Puneeth Rajkumar Housing Complex, which is located in Hunnigere hamlet near Dasanapura in North Bangalore. This project is expected to have roughly 322 exquisite villas ready for sale by January 2024.

The guiding value rose by 10% in locations where the advice value and market rates are similar. However, it grew by 25-30% in places where market prices are 200 times higher than the property’s guiding value. The rates were altered because the legislation requires that there be no significant difference between market rates and advice values in the relevant area.

The amended prices will be introduced in Bangalore during Phase I and will be subsequently carried out in other districts following adequate consultation with sub-committees at each district level. Residents may also object to the new charges.

The government also provides refunds on occasion. Previously, a 10% discount was implemented to help the Karnataka real estate sector recover. This offer was formerly valid until March 31, 2022, but was later extended until July 31, 2023.
